Most Scarborough homes on their second set of 3-tab shingles are candidates for a full replacement with modern architectural (laminate) shingles. These carry 30 to 50 year warranties and handle freeze-thaw cycling better than the 3-tab shingles originally installed.

Birch Cliff and Guildwood bungalows with flat or low-slope sections need torch-on modified bitumen or TPO membrane. We do not recommend shingle overlay on low-slope roofs.
