Do I need a permit to replace my roof in Toronto?

For a straight like for like reroof where the structure does not change, the City of Toronto generally does not require a building permit. You do need one where the roof structure changes, where the roof line is altered, or where a large area of sheathing is being replaced. If your property sits in a Heritage Conservation District there can be additional approvals covering visible materials, and we will tell you before the work starts rather than after.

How quickly can you get to Toronto for an emergency leak?

We are based in Ajax, so downtown Toronto is a longer run for us than Scarborough or North York. For an active leak we prioritise getting a tarp on to stop the water, usually same day or next day, then schedule the permanent repair straight after. We will give you a realistic time on the phone rather than an optimistic one.

My flat roof is pooling water. Is that urgent?

Standing water on a flat roof is a warning rather than an emergency, but it does not fix itself. Pooling means the drainage or the slope is not doing its job, and the water works on the seams and the membrane until one of them opens. Caught at the pooling stage it is usually drainage work and seam repair. Caught after it opens it is often the deck and the insulation as well.

How long should a flat roof last in Toronto?

It depends entirely on the system. A properly installed modified bitumen or TPO roof with real drainage should give you twenty years or more. A thin patch job over a roof that already pools might give you three. When we inspect we will tell you which one you have.

I share a roof with my neighbour. Can you still replace mine?

Yes. On semis and row houses we rebuild the party wall detail so your side stands on its own and water cannot track across. Where your neighbour is replacing at the same time, coordinating the two jobs is cheaper and gives a better result, and we are happy to talk to both parties.

Do you work on commercial buildings in Toronto?

Yes, and it is a large part of what we do. Flat and low slope commercial roofing is our specialty: modified bitumen, TPO and EPDM, drainage corrections, seam and flashing repair, and scheduled maintenance for property managers who would rather not be surprised.

My house is over a hundred years old. Is that a problem?

Not a problem, but it does change the job. Century homes often have board sheathing, multiple old layers and original masonry chimneys, and all three affect the price and the method. We inspect properly and quote what is actually there rather than giving you a square footage number over the phone.

Most Toronto calls come from one of three places: a ceiling stain that appeared after a thaw, a flat roof that has started to pool and blister, or a buyer or insurer asking how much life is left. All three are worth an inspection. On a flat roof especially, the gap between a seam repair and a full replacement is measured in months, not years.

Flat and low slope roofs are everywhere

Toronto has more flat and low slope roofing per house than anywhere else we work. Semis and row houses across the old city carry flat rear sections, and almost every garage, dormer and rear addition is low slope. These roofs do not fail by losing shingles, they fail at the seams and the drains. Water pools where the deck has settled, the membrane blisters and splits, and the leak shows up in a room nowhere near the actual fault. Finding the real entry point matters more than the patch itself.

Century homes hide surprises under the shingles

Anything built before about 1920, which covers a great deal of Cabbagetown, the Annex, Riverdale, Parkdale, Little Italy and Roncesvalles, tends to have board sheathing rather than plywood, sometimes two or three layers of old roof still in place, and original masonry chimneys where the flashing has been patched with tar more than once. None of that is visible from the ground. It is why we quote these houses after we have been on the roof rather than before.

Semis and row houses share a roof with the neighbour

On a semi or a row house the roof does not stop at your property line. Water gets in next door and comes out in your ceiling, and a replacement stops dead at a party wall unless the flashing there is rebuilt properly. We deal with this constantly. Where the neighbour is replacing at the same time the sensible answer is to coordinate, and where they are not, the party wall detail has to be built to stand alone.

Access changes how a downtown roof gets done

A narrow street, no driveway, a laneway at the back, streetcar wires or a permit for the parking lane all change how material and waste move. It does not make the job harder to do well, but it does change the staging and the timing, and it is a real part of the price. We look at access before we quote so the number we give you is the number.
