    North York is two roofing markets in one. The first is the original housing stock. Don Mills was Canada's first master-planned suburb, built starting in 1953. Bathurst Manor went up between 1954 and the early 1960s. These neighbourhoods are full of postwar bungalows and side-splits with roofs that are 60 to 70 years old. The original CMHC pattern-book designs had low-slope hip roofs, minimal attic ventilation, and 3-tab asphalt shingles that were state of the art in 1955. The second is the teardown market. Willowdale and Newtonbrook are in the middle of a massive rebuild cycle. Original bungalows are being demolished and replaced with 3,000+ square foot "monster homes" featuring steep, complex rooflines with multiple dormers, valleys, and peaks.
