Markham's housing stock is different from the rest of the GTA. While Scarborough and North York are full of 1950s bungalows, most of Markham was built between the 1990s and 2010s. That sounds like good news for roofing. Newer homes should mean newer roofs. But Markham's newer homes came with a different set of problems.

The new urbanist communities like Cornell (built starting 1997) and Berczy Village (mid-1990s) pack homes tightly together on narrow lots. The roof geometries are steep and complex. Multiple hips, valleys, dormers, and peaks create more potential leak points than a simple 1960s bungalow roof.
Then there’s the builder-grade shingle issue. During the 1990s and 2000s construction boom, many builders used lower-grade architectural shingles to control costs. Those shingles are now 20 to 30 years old and showing early granule loss, curling, and blow-offs.
And Markham’s historic cores, Markham Village and Unionville, have homes from the 1800s that require a completely different approach.
