TPO is a single ply membrane and the most common choice on new commercial flat roofs across the GTA. The seams are heat welded rather than glued, which produces one continuous waterproof surface with no adhesive joints to fail.

A standard commercial flat roof is built in layers, each with a job:

  • Structural deck. The base, in concrete, steel or wood.
  • Vapour retarder. Controls moisture coming from inside the building.
  • Insulation. Usually polyisocyanurate board, for thermal performance.
  • Cover board. Protects the insulation and gives the membrane a stable surface.
  • Waterproof membrane. TPO, EPDM, modified bitumen or built up roofing. This is the primary weather barrier.
  • Surfacing or ballast. Gravel, coating or granules, depending on the system.

A complete assembly usually measures 3 to 7 inches thick depending on the insulation required and local building code.

A standard commercial flat roof assembly is typically 3.5 to 7 inches thick, depending on the R value required by the Ontario Building Code and the membrane system used.

Insulation accounts for most of that depth. The waterproof membrane itself is usually only 45 to 90 mils. Buildings in Ontario need higher R values than warmer regions, so greater insulation depth is normal here.

The industry has shifted a good deal in recent years. The trends that actually matter to Ajax and GTA building owners are:

  • Cool roofing. White TPO and reflective coatings that cut heat absorption and lower cooling costs.
