Tar and Gravel
Metro Roofing uses tar & gravel (also known as built-up roofs) as a commercial roofing solution.
To install these roofs, we apply four layers of building paper on top of one another. These four layers ensure a sturdy, long-lasting roof for your commercial property.
Tar and gravel or “4-Ply Hot-Tar Systems” are durable commercial roof solutions and are ideal for large properties like industrial manufacturing properties.

EPDM Membrane

TPO Membrane
TPO is a single ply membrane and the most common choice on new commercial flat roofs across the GTA. The seams are heat welded rather than glued, which produces one continuous waterproof surface with no adhesive joints to fail.
Its white reflective surface pushes heat away from the building instead of absorbing it, which measurably lowers cooling load through an Ontario summer.
TPO suits retail plazas, offices and newer industrial builds where energy performance matters. We install it over rigid insulation to the R value the Ontario Building Code requires, and warranty the membrane and the labour.
Frequently Asked Questions
There is no single best system. It depends on your building type, roof slope, budget and how the space is used. For flat roofed commercial buildings in Ajax and the GTA the most reliable systems are:
- TPO. Best for energy efficiency and newer builds.
- EPDM. Best for longevity and Ontario temperature extremes.
- Modified bitumen. Best for roofs with heavy foot traffic or industrial properties.
- Tar and gravel, a 4 ply built up roof. A proven performer on large industrial buildings.

Commercial roofing systems fall into three main categories:

- Built up roofing. Multiple layers of bitumen and reinforcing fabric topped with gravel. Traditional and extremely durable.
- Modified bitumen. A modernised asphalt system, torch applied or cold applied, combining the durability of built up roofing with easier installation and maintenance.

A standard commercial flat roof is built in layers, each with a job:
- Structural deck. The base, in concrete, steel or wood.
- Vapour retarder. Controls moisture coming from inside the building.
- Insulation. Usually polyisocyanurate board, for thermal performance.
- Cover board. Protects the insulation and gives the membrane a stable surface.
- Waterproof membrane. TPO, EPDM, modified bitumen or built up roofing. This is the primary weather barrier.
- Surfacing or ballast. Gravel, coating or granules, depending on the system.
A complete assembly usually measures 3 to 7 inches thick depending on the insulation required and local building code.
A standard commercial flat roof assembly is typically 3.5 to 7 inches thick, depending on the R value required by the Ontario Building Code and the membrane system used.
Insulation accounts for most of that depth. The waterproof membrane itself is usually only 45 to 90 mils. Buildings in Ontario need higher R values than warmer regions, so greater insulation depth is normal here.
The industry has shifted a good deal in recent years. The trends that actually matter to Ajax and GTA building owners are:
- Cool roofing. White TPO and reflective coatings that cut heat absorption and lower cooling costs.
- Green and living roofs. Vegetative systems gaining ground on urban commercial builds for stormwater management and insulation.
