Do I need a permit to replace my roof in Whitby?

The Town of Whitby generally does not require a building permit for a like for like reshingling that leaves the structure unchanged. A permit is required where the roof structure or roof line changes, or where a large area of sheathing is being replaced. Heritage designated properties in the Brooklin village core and parts of Downtown Whitby can carry additional requirements.

My Brooklin home is only fifteen years old. Why does it need a roof already?

Many subdivision homes built through the 2000s went up with entry level shingles whose real world life in Ontario runs closer to fifteen to eighteen years. Attic ventilation specified to bare minimum also lets the deck run hot in summer, which ages shingles from underneath.

There is moss on the north side of my roof. Does that matter?

Yes. Moss holds moisture against the shingle surface and as it thickens it lifts the shingle edges, which lets water underneath. It is common on shaded slopes near Lynde Creek and on streets with heavy mature tree cover. It can often be treated and prevented rather than triggering a replacement.

Will insurance cover wind damage to my Whitby roof?

Sudden wind or storm damage is normally covered, while gradual wear is normally not. Given the wind exposure near the waterfront, wind claims are fairly common in Whitby. We document everything photographically so you have what your insurer needs.

Moss holds water against the shingle surface, lifts the edges as it thickens, and shortens the life of the roof considerably. Overhanging limbs also drop debris into valleys and eavestroughs, which is a common hidden cause of leaks that appear nowhere near the actual entry point.
