Pringle Creek, Rolling Acres, Williamsburg and Blue Grass Meadows filled in heavily from the early 1980s through the 1990s. Those original roofs have already been replaced once in most cases, often with mid grade shingles in the 2000s, which puts a large number of them at or past end of life right now. Granule loss in the eavestroughs, curling at the shingle corners and dark patches where the mat is showing through are the signs to watch.

Moss holds water against the shingle surface, lifts the edges as it thickens, and shortens the life of the roof considerably. Overhanging limbs also drop debris into valleys and eavestroughs, which is a common hidden cause of leaks that appear nowhere near the actual entry point.

Brooklin splits neatly in two. The historic village core has genuinely old homes, many with steep pitches, complex rooflines, board sheathing and original masonry chimneys where the flashing is usually the failure point. The surrounding new subdivisions are barely fifteen years old, where the issues are builder grade shingles reaching the end of a shorter than advertised life, plus ventilation specified to minimum code rather than to what an Ontario winter actually demands.
